Land servicing requirements

Green title subdivisions are where separately titled lots are proposed.

They require services to be provided to each lot within the subdivision layout, which means that all lots must have frontage to our mains and a service connection point.

 

Green title subdivision – mains extension required

  • Each green title (or freehold lot) requires access to it's own water and wastewater service.
  • Internal plumbing must also be contained within the new lot boundary.
  • To extend our mains, developers must engage a civil consulting engineer that is a registered holder of our Developers' Manual.
  • Payment of infrastructure contributions will be required due to the creation of 2 additional lots.
  • Land servicing fees may apply.

This diagram illustrates the location of our existing water and sewer mains and the water and sewer main extensions that will be required so that each lot will have it's own access to a water and wastewater service.

Green title subdivision – no mains extension required

  • In this instance, all 3 proposed lots already have access to a water main and a sewer main.
  • Only sewer junctions are required off the existing main for lots 2 and 3.
  • Payment for 2 x future (or deferred) water services will be required.
  • Payment of infrastructure contributions will be required due to the creation of 2 additional lots.
  • Land servicing fees may apply.

This diagram illustrates how the proposed lots already have access to a water main and a sewer main, therefore land servicing requirements will include two sewer junctions be cut in and also payment for 2 future (or deferred) water services.
